What Our Customers Say

Real reviews from homeowners and businesses across the greater Phoenix area.

A Bulging Ceiling Comes First

Drywall that droops has pooled water resting on it, and a soaked panel can drop in one piece. Clear the room of people and pets, put a bucket and a tarp under the low point, and turn off power to any light or fan in that ceiling at the breaker. Do not poke the bulge yourself.

Then call us. A person answers at any hour and will talk you through the next few minutes.

Where Phoenix Ceiling Water Comes From

A stain is a symptom. These are the sources we trace most often across the city.

Monsoon Roof Leaks

Flat and low-slope roofs are common here, and a monsoon cell dumps rain sideways in strong gusts. On September 8, 2014, Sky Harbor took 3.30 inches in about 7 hours. Rain like that finds every weak seam and roof penetration.

AC Condensate and Attic Drain Pans

Summer AC runs hard, and a clogged condensate line or a rusted pan in the attic overflows straight onto the drywall below. These stains often appear in hallways and near the air handler.

Upstairs Bathrooms and Laundry

In two-story homes and stacked condos, a toilet supply line, shower pan or washer hose upstairs shows up in the ceiling below.

The Unit Above You

Phoenix has a large stock of apartment and condo buildings, from newer complexes to mid-century ones like the Park Lee Alice Apartments Historic District (1955 to 1966). In stacked units the source is often a neighbor's kitchen or bath, which makes coordination with the manager part of the job.

A Water Stain on the Ceiling in Phoenix Homes of Every Era

A water stain on the ceiling in Phoenix means different things depending on the house. Arcadia's ranch homes date to the early 1950s, and in 1990 the city counted 41 percent of homes in the Arcadia Camelback area as built from 1950 to 1959. Single-story houses like those usually trace a ceiling stain to the roof or to an AC unit or drain pan in the attic.

Across the city, the Census puts the median year built at 1985, and 58.8 percent of housing units were built before 1990. Many of those roofs and attic AC setups have been through a lot of summers. In any two-story house, whether in Ahwatukee, which Presley Development Company began as a master-planned community in 1971, or in North Phoenix, an upstairs bathroom or laundry room is just as likely a source as the roof.

Knowing the era and layout of your home helps us look in the right place first. Everything else we do with water across the city lives on the main Phoenix water damage restoration page.

Ceiling Leak Repair in Phoenix Starts With the Source

Repainting a stain before the cavity is dry only brings the stain back. This is the order we follow.

  1. Step 1

    Make It Safe

We relieve trapped water from a sagging section in a controlled way and shut off power to fixtures in the wet area.

  2. Step 2

    Find Where the Water Starts

We check the attic, the roof deck from inside, the AC pan and the rooms above. If a roofer or plumber is needed, we tell you which and why.

  3. Step 3

    Map the Wet Area

We follow the moisture outward from the stain with a meter and infrared imaging, across joists, down wall cavities and through the insulation.

  4. Step 4

    Remove Wet Drywall and Insulation

Soaked insulation and drywall that has lost its strength come out. We cut back to sound, dry material.

  5. Step 5

    Dry the Cavity

Air movers and dehumidifiers work on the joists and the open cavity, and we take readings until they hit their goals.

  6. Step 6

    Put the Ceiling Back

Only after the readings say dry do we move to replacing the drywall and finishing the ceiling.

Ceiling Water Damage Repair in Phoenix Is the Last Step

Ceiling water damage repair in Phoenix is where the job ends, not where it begins. Putting up new drywall over damp joists or wet insulation traps the moisture, and mold can follow. So the repair waits until the meters confirm the framing is dry.

Drywall water damage in Phoenix rarely stops at the ceiling. Water runs along joists and drops down the inside of walls, so we check the wall cavities under the stain too. If the water reached the floor, extraction comes first.

Signs the Water Spread Past the Stain

  • Paint bubbling on walls below the ceiling
  • Swollen baseboards or door trim
  • A musty smell in a closet or hallway
  • Damp insulation visible from the attic
  • Light fixtures with water inside the cover

Ceilings in Phoenix Apartments, Offices and Shops

Commercial and multifamily ceilings bring a few extra steps. Drop ceilings hide water on top of tiles, and in a shared building the wet area may cross into a neighbor's suite or unit. We work with the property manager on access and on which spaces need to be closed while drying runs.

Ceiling drying is the slowest part of the job and depends on airflow into the cavity. How we judge a ceiling cavity dry is laid out on the mitigation page. For extraction when water has pooled on the floor below, see the extraction page.
