What Burst Pipe Cleanup in Phoenix Covers

We are not plumbers, and we do not repair pipes or find hidden leaks. Our work starts after a licensed plumber or your shutoff valve has stopped the flow. From there, we deal with everything the water left behind: the soaked carpet and pad, the drywall wicking water up from the floor, the cabinet bases that swelled, and the slab and framing that stay wet long after the surface dries.

Plumbing water starts clean, which gives us more room to dry materials in place if we get there early. Water that sits for a day or two, or that comes from a drain line or toilet, becomes a different problem. The sooner the call comes after the plumber leaves, the more of the house we can usually keep.

Phoenix Water and Phoenix Pipes

The City of Phoenix Water Services Department served about 1.7 million residents in 2025, and roughly 97 to 99 percent of that water came from the Salt, Verde and Colorado rivers. The city's 2025 Water Quality Report lists total hardness of 172 to 302 ppm, or 10 to 17.6 grains per gallon. The report treats hardness as an aesthetic issue, not a health standard, but it also notes that calcium and magnesium leave deposits on fixtures.

Those deposits matter to us because they build up inside water heaters, valves and the connections on supply lines. Add the city's housing age, with 41.6 percent of units built before 1980, and you get a lot of plumbing that has worked hard for a long time. In houses from that era, galvanized steel supply piping and cast iron drain lines are typical.

Common Sources We Clean Up After

  • Water heaters in garages, closets and attics
  • Supply lines under sinks and toilets
  • Washing machine hoses
  • Ice-maker and dishwasher lines
  • Slab leaks under tile and laminate
  • Older galvanized lines in pre-1980 homes

Water Heater Leak, Slab Leak or Burst Pipe in Phoenix

Each kind of plumbing failure spreads water its own way, and each needs a slightly different cleanup.

Water Heater Leak in Phoenix Homes

Hard water leaves sediment and scale in tanks. When one fails, the water usually runs across the garage or into the closet floor and under the nearest wall. We check the drywall and baseboards on both sides.

Slab Leaks Under Tile and Laminate

Most homes sit on a concrete slab. A slab leak in Phoenix can soak under flooring for weeks before a warm spot or a lifted tile gives it away. After the plumber's repair, the slab and flooring need their own drying plan.

Pipes That Burst Overhead

A failed line on a second floor or in an apartment above sends water down through the ceiling. We clean up both levels and dry the cavity in between.

Appliance Lines and Hoses

Washer hoses and ice-maker lines can run for hours. Phoenix homes are mostly lived in year-round, with only 1.2 percent of units held for seasonal use, so these leaks are usually caught the same day. Large amounts of water still travel fast.

Broken Pipe Water Damage in Phoenix, From Shutoff to Dry

The plumber stops the water. These are the steps we take after that.

  1. Step 1

    Confirm the Water Is Off

We make sure the line is shut or repaired before setting equipment, so the cleanup is not undone by a second leak.

  2. Step 2

    Inspect and Map

Moisture meters and a thermal camera show how far the water traveled under floors, behind walls and into cabinets.

  3. Step 3

    Extract the Water

We pull standing water from floors and carpet. That phase has its own page if you want the detail.

  4. Step 4

    Remove What Cannot Dry

Soaked pad, swollen cabinet toe kicks and wet insulation usually come out. We explain each removal first.

  5. Step 5

    Dry the Structure

Air movers and dehumidifiers run, and we take readings on return visits until walls, cabinets and slab reach their drying goals.

Older Central Phoenix Homes and Plumbing Losses

The neighborhoods around downtown hold some of the oldest housing in Phoenix. Census figures for ZIP codes 85006 and 85007 put the median year built at 1962 and 1960, with roughly three-quarters of the units built before 1980. Historic districts there, such as Garfield, Woodland and F.Q. Story, have periods of significance that start as early as 1880.

In houses of that age, a pipe failure is often the second or third one the home has had, and earlier repairs may have left patched drywall or mixed pipe materials behind. We take our time on the inspection so we find all of the wet material, not just the area around the newest break.

The city is also working on the water service lines that feed homes. Its lead and copper inventory, submitted to ADEQ by October 16, 2024, covers more than 480,000 service lines and flags lead or galvanized lines that need replacement. That work sits with the city and your plumber. Ours begins when water ends up inside.

Drying Is the Longest Part

Most of a plumbing loss is spent drying. Slabs and wall cavities hold water well past the point where the room looks normal, and outdoor Phoenix air does not reach inside them. Our water mitigation page explains how we measure moisture and decide when a home is dry.
