Signs of a Hidden Leak in a Paradise Valley Home
On a big property these clues are easy to miss, especially in rooms kept for guests:

There is no town-run water utility here. The Town names four companies that supply homes: Berneil Water Company, EPCOR, and the water departments of the two neighboring cities, Phoenix and Scottsdale. Your address decides which one is yours.
The published figures are all hard. EPCOR's 2024 report for its Paradise Valley system puts hardness at about 12 grains per gallon. Homes on Phoenix water see 10 to 17.6 gpg in that city's 2025 report, and homes on Scottsdale water see 13 to 17 gpg in its 2026 report. Minerals at those levels build scale inside valves, supply stops and the fittings behind showers and wet bars, and those parts sit inside walls and cabinets where a slow drip stays out of sight.
Age adds to it. The town's median build year is 1985, and 41.8 percent of its housing units were built before 1980. Homes on the hillsides of Camelback and Mummy Mountain, and older properties around Doubletree Ranch Road and Mountain Shadows, have had hard water running through their walls for many years. Resort buildings, which make up most of the commercial activity in town, get the same room-by-room approach.
