What Our Customers Say

Real reviews from homeowners and businesses across the greater Phoenix area.

Burst Pipe Cleanup in Mesa Starts Once the Leak Is Stopped

A burst pipe in Mesa is two problems at once. One is the plumbing: we can track down a leak hidden in a wall or ceiling, and a licensed plumber repairs the line. The other is everything the water touched: carpet, pad, baseboards, the bottom of the drywall, cabinet bases and the slab underneath. That second problem is our job, and it starts the moment the water is shut off.

If the line is still spraying, close the main shutoff first. In most Mesa houses it sits near the front of the property or where the main line enters the home, and knowing which way it turns saves time on a bad night. Then call your plumber and call us. We can usually plan around the plumber's visit so drying begins as soon as the repair holds.

We do not repair pipes or search for hidden leaks. What we bring is the cleanup: extraction, removal of materials that will not dry, structural drying and the records your carrier will want.

Plumbing Failures Behind Broken Pipe Water Damage in Mesa

Most broken pipe water damage in Mesa traces back to a handful of sources inside the home.

Water Heaters

Tanks in garages, closets and utility rooms rust through or fail at their fittings, and the water runs across the slab into the next room. Hard water speeds up that wear.

Washing Machine and Dishwasher Hoses

A rubber hose that splits while the house is empty can run until someone comes home. Laundry rooms next to bedrooms or hallways spread the damage quickly.

Ice Maker and Sink Supply Lines

Small lines behind the refrigerator and under sinks leak slowly or burst all at once, soaking cabinet bases and the flooring in front of them.

Toilets and Upstairs Bathrooms

Supply lines and tank parts fail with little warning. In a two-story home, that water often appears as a stain on the ceiling below, covered on our Mesa ceiling water damage page.

Water Heater Leak in Mesa? Your Water Zone Matters

Mesa does not have one kind of water. The city's 2025 water quality report splits it into zones. The City Zone gets Salt and Verde River water delivered by the Salt River Project and treated at the Val Vista plant, and averages about 12 grains per gallon of hardness. The Eastern and Southern Zones get Colorado River water from the Central Arizona Project, treated at the Brown Road and Signal Butte plants, and average 16 grains per gallon. Samples across 2025 ranged from 0.4 to 25 grains per gallon.

Mineral-heavy water is hard on tanks, valves and supply connections, which is one reason a water heater leak in Mesa is such a common call. The city itself recommends setting water softeners at 16 grains per gallon. We do not service heaters or softeners, but if your tank has let go, we can get the water out of the garage and the rooms next to it and dry them properly.

What We Check After a Water Heater Lets Go

  • Slab moisture under the tank and in the next room
  • Drywall and framing behind the heater closet
  • Baseboards and door casings along the water's path
  • Stored items on the garage floor
  • Flooring in rooms that share a wall with the garage

How We Handle a Burst Pipe in Mesa, Step by Step

The order of work, from the shutoff to the final reading.

  1. Step 1

    Shut Off and Call

Close the main or the fixture valve, then call 480-772-0058. We ask where the line broke, how long it ran and whether a plumber is booked.

  2. Step 2

    Inspect and Map

Meters trace how far the water moved across the slab and up the walls, including behind cabinets and into closets.

  3. Step 3

    Extract and Remove

Standing water comes out, and saturated pad, swollen particleboard and wicked drywall are removed and photographed.

  4. Step 4

    Dry After the Repair

Once the plumber's repair is in, air movers and dehumidifiers go in place, and we come back to re-measure until every reading is back to normal.

  5. Step 5

    Close Out the File

You get photos, the moisture log and a written scope, and, if you want, we keep your adjuster in the loop.

Slab Leak Water Damage in Mesa Homes Built Before 1990

Mesa's housing is older than many people expect. Half of Mesa's homes were built in 1989 or earlier by the Census count, and 52.9 percent predate 1990. Big blocks of that housing came in the 1970s and 1980s: Leisure World was established in 1973, Dobson Ranch broke ground the same year, and Sunland Village was built from 1974 to 1984. Polybutylene supply pipe was manufactured from 1978 to mid-1995, so homes from that era can have it, and a plumber can tell you what yours has.

A slab leak in Mesa usually shows itself slowly: a warm spot on tile, a damp carpet edge, a baseboard that swells, or a water bill that jumps. By the time it is noticed, water may have spread under several rooms. After the plumber reroutes or repairs the line, we remove flooring where the readings say it is needed and dry the slab and the base of the walls.

While You Wait in a Wet Mesa House

While the plumber and our crew are on the way, a few moves keep a bad night from getting worse:

  • Get the water stopped, at the main or at the broken fixture
  • If the heater is the culprit, switch it off as well
  • Do not touch plugs or cords sitting in wet carpet
  • Move rugs, electronics and paperwork to a dry room
  • Set aluminum foil or blocks under furniture legs on wet carpet
  • Photograph the break and the wet rooms

Seasonal residents in Leisure World, Sunland Village and Fountain of the Sun often find these leaks on their return. If that is you, call before you move anything so the damage is documented.

After the Cleanup: Drying the Structure

Removing the water is only part of the fix. The slab and wall framing hold moisture long after the floor feels dry, and the outdoor desert air does not reach inside walls or cabinets. Our Mesa water mitigation page explains how we measure and dry those hidden areas, and our water extraction page covers the first hours when water is still on the floor.
