What Our Customers Say

Burst Pipe Cleanup in Scottsdale Starts After the Plumber
There are two jobs after a plumbing failure. The first is stopping the water and fixing the pipe, fitting or appliance, which is work for a licensed plumber. The second is everything the water did to the house: wet flooring, soaked drywall and insulation, swollen cabinets and moisture in places you cannot see. That second job is ours.
We do not repair plumbing and we do not search for hidden leaks. When you call us about a burst pipe in Scottsdale, we will ask whether the water is off and whether a plumber is involved. If not, shut the main valve and call one. Our crew can often start extracting water and setting up drying while the plumber works, as long as it is safe to do so.
How burst pipe cleanup worksHard Water and the Water Heater Leak in Scottsdale
Scottsdale's water is hard, and the city says so plainly. Its 2026 Water Quality Report, built on 2025 sampling, places the area below Indian School Road at 13 to 15 gpg, and everything from Indian School Road northward at 13 to 17 gpg. The city does not treat for hardness, explaining that it would not be cost effective because most residential water goes to outdoor use, and it describes hardness as an aesthetic issue rather than a health one.
For a house, though, those minerals matter. Scale builds up inside tank water heaters, on valves and in the fittings of supply lines, washing machine hoses and ice-maker connections. Over years, that wear is a common thread in the plumbing failures we clean up. A water heater leak in Scottsdale often starts as a slow drip at the base of a tank in a garage or interior closet, and by the time it is noticed, the water has spread under the wall into the next room.
Hardness by area, 2026 Water Quality Report
- South of Indian School Road: 13 to 15 gpg
- Indian School Road to Chaparral Road: 13 to 17 gpg
- North of Chaparral Road: 13 to 17 gpg
- City supply is not softened

Plumbing Failures We Clean Up in Scottsdale
These are the sources behind most of our Scottsdale plumbing water calls. Each one tends to damage the house in its own way.
Supply Lines Under Sinks and Toilets
Braided lines and their fittings wear and give way, and they run at full pressure until someone hears the water.
Tank Water Heaters
Hard water scale shortens the life of the tank. A failed heater can empty its full volume onto the floor and keep refilling until the supply is shut off.
Slab Leaks
Scottsdale houses are mostly built slab-on-grade, which means a line failing beneath the floor stays hidden until flooring lifts, a spot feels warm or a bill jumps. We dry what it reached once the plumber has repaired it.
Washing Machine Hoses
A split hose behind the washer can flood a laundry room and the hallway outside it in minutes.
Ice-Maker and Dishwasher Lines
Small lines behind kitchen appliances drip slowly into cabinets and under stone or wood floors, often for weeks.
Upstairs Bathrooms and Laundry
In a two-story home or a condo, a failure upstairs shows up as a stain or drip in the ceiling below.
From Shut-Off to Dry: How Our Cleanup Runs
The plumber fixes the source. Here is what we do with the water damage.
- Step 1
Confirm the Water Is Stopped
We check that the supply is off or the repair is done, and we note where the failure was so we know which direction the water traveled.
- Step 2
Extract Standing Water
Water is pulled off floors and out of carpet and pad, and furniture is lifted or moved out of the wet area.
- Step 3
Map the Moisture
Readings along walls, under cabinets and across the floor show how far the water spread, including behind finishes and under flooring laid on the slab.
- Step 4
Remove What Cannot Be Dried
Swollen particleboard, saturated pad and drywall that wicked water may need to come out. We explain each item before it is removed.
- Step 5
Dry and Confirm
Air movers and dehumidifiers run with daily readings until every area reaches its drying goal, and you get the records.
Slab Leak Water Damage in South and North Scottsdale
The age of the house changes what a slab leak in Scottsdale looks like. South Scottsdale is the oldest part of town: the typical home in 85257 dates to 1971, with 85250 at 1976 and 85251 at 1979. Some of those homes may still have original pipes in or under the slab, with newer flooring laid over it. When a slab line fails there, water can spread under several layers of flooring before it shows.
North of the Loop 101, the housing is much newer, with medians of 1993 in 85260, 2000 in 85255 and 2005 in 85262. Plumbing failures there are more often an appliance line or a water heater than an old slab pipe, but the finishes on top, stone, hardwood and custom cabinetry, make careful drying just as important. In both cases we work after the plumber has made the repair, and we document the damage for the owner and the carrier.

What to Do When a Pipe Bursts
These steps limit the damage while help is on the way.
- Close the main water shut-off valve
- Turn off the water heater supply if it is the source
- Call a licensed plumber to make the repair
- Keep away from outlets and cords near the water
- Move rugs, boxes and electronics off the wet floor
- Photograph the leak point and every wet room
- Call 480-772-0058 for cleanup and drying
If you are not sure where your main shut-off is, find it now, before you need it.
Broken Pipe Water Damage in Scottsdale Condos and Second Homes
Two kinds of Scottsdale property make a pipe failure worse. In buildings with 20 or more units, which hold 18.1 percent of the city's housing, a broken line in one unit can soak the walls and ceilings of neighbors below, and an HOA, a property manager and more than one owner may all need answers. We document each unit separately so everyone works from the same record.
The other is the home that sits empty. Scottsdale has 12,314 housing units held for seasonal or occasional use, and a supply line that lets go in June can run until someone checks the house. For those owners we coordinate access with a caretaker and send photos and readings so decisions can be made from out of state.
