How Floodwater Moves Through Gilbert

The town's own flood zone guidance lays out the pattern. Gilbert slopes from east to west, and in heavy rain floodwater piles up on the east side of railroad and canal embankments. Washes and low spots can fill quickly. Freestone Park and Crossroads Park double as retention basins built to hold that water.

Bigger flows from the north and from the Sonoqui and Queen Creek Washes are caught by the East Maricopa Floodway. The Flood Control District of Maricopa County lists the floodway's design capacity at 8,000 cubic feet per second, while existing 100-year flows reach 16,000. Two off-line detention basins are meant to take the excess: the Rittenhouse Basin near Power and Williams Field Roads, and the Chandler Heights Basin near Ocotillo and Higley Roads.

Risk still changes from one street to the next, and the district is re-studying flood hazards across Gilbert and Chandler in an updated Area Drainage Master Study. What matters for flood damage restoration in Gilbert is simpler: once water is inside, the clock on wet drywall and flooring has started.

How flood damage restoration works

Storms That Have Hit Gilbert

Three dated events show the different ways storm water and wind reach homes here.

September 8, 2014: Record Floodway Flows

The East Maricopa Floodway in Mesa and Gilbert ran at record levels. The gauge at Queen Creek Road peaked at 4.96 feet and 3,274 cubic feet per second, and the National Weather Service published a photo of flooding near Val Vista Drive and Germann Road.

July 9 and 10, 2021: Back-to-Back Wind Storms

Monsoon storms on a Friday night and again on Saturday night brought winds approaching 60 mph, downed trees and damaged property across town. Wind that lifts roof tiles opens a path for the next rain.

October 12, 2025: Loop 202 Closed

Remnants of tropical cyclones Priscilla and Raymond flooded Loop 202 near Cooper Road. Storm water does not wait for the monsoon calendar to reach Gilbert.

Flood Cleanup in Gilbert Treats Outside Water as Contaminated

A broken supply line starts with clean water. Storm runoff does not. Before it slips under a Gilbert door it has run over lawns, gutters and pavement, picking up dirt, oil and litter. We handle it as contaminated water, and every material it soaks is judged on that basis.

That changes what stays and what goes. Carpet pad, and most carpet, that floodwater touched is removed. Drywall and insulation are cut out above the waterline. The hard surfaces that remain are cleaned and treated before any drying equipment is switched on.

What usually comes out after outside water

  • Carpet pad, and in most cases the carpet
  • Drywall and insulation up to and just past the waterline
  • Baseboards and door casing that soaked up water
  • Particleboard cabinet bases and toe kicks
  • Mud, silt and yard debris carried through the house

Flood Restoration in Gilbert, Start to Finish

Every storm job follows this sequence, whether the water slipped under a garage door in 85296 or through a storefront in the Heritage District.

  1. Step 1

Stop New Water Where We Can

Once the storm passes, we tarp roof openings and block doorways that are still taking runoff, so we are not cleaning up the same water twice.

  2. Step 2

Flood Water Removal in Gilbert Homes

Pumps and extractors pull out the standing water and the mud that came with it. Silt left on a slab is scraped and vacuumed up before it dries hard.

  3. Step 3

    Remove Contaminated Materials

Pad, drywall, insulation and trim the water reached are cut out and hauled away, with photos taken before anything leaves the property.

  4. Step 4

    Clean and Treat

Once the ruined materials are gone, we scrub silt off the slab and framing and apply a treatment, and only then bring in drying equipment.

  5. Step 5

    Dry, Measure, Close Out

Dehumidifiers and air movers stay on until every wet area reads the same as an untouched room. You get the finished file, and so does your adjuster if you say so.

Storm Damage Restoration in Gilbert When the Roof Lets Go

Not every storm loss comes in at the floor. The July 2021 storms showed how wind does it: a lifted tile, torn flashing or a fallen limb opens the roof, and the next rain runs into the attic. Monsoon damage in Gilbert often shows up first as a wet ceiling, or a stain spreading out from one corner of a room.

Storm damage restoration in Gilbert after a roof opening means drying the attic insulation, the ceiling drywall and the wall cavities underneath. Flat and low-slope roof sections, common across Arizona over patios and additions, hold water longer after a storm and deserve a look when the ceiling below them stains.

Right After the Storm Passes

Safety first, records second. Skip anything that feels risky.

  • Keep out of water that touches outlets, cords or appliances
  • Steer kids and pets clear of the mud
  • Snap photos of the waterline on walls and furniture
  • Carry dry belongings upstairs or out to the garage
  • Write down when the water came in and where
  • Look for drips near the attic hatch if it is safe
  • Call 480-772-0058 when you are ready

If your home sits in a mapped floodplain, ask your agent whether you carry flood coverage. Gilbert participates in FEMA's flood insurance program and its Community Rating System, flood coverage is often a separate policy, and your carrier decides what applies.

Flooded Homes, HOA Properties and Businesses

Many Gilbert homes sit inside homeowners associations, and storm water ignores lot lines. When runoff comes off a common area or through a shared wall, the association may need to hear about it early. We record where the water entered and what it reached, so the owner, the HOA and the insurer are all working from the same facts.

For commercial owners in the Gateway area or along the Loop 202 corridor, one storm can put water into sales floors and back rooms at the same time. We plan the work around access and hours and keep a single record for the whole building.
